A new 12-story mixed-use building is slated to rise on the site of what’s currently an empty warehouse in Hell’s Kitchen.
Developer Cheskel Schwimmer of the Brooklyn-based firm Chess Builders filed permits with the Department of Buildings to erect 188 residential units on what’s now a largely industrial block between West 45th and West 46th streets.
The planned 180,577-square-foot structure at 622 11th Ave. will include a cellar but no parking spaces. The cellar and first floors will feature a retail component, while floors two through 12 will be apartments, according to the filings and Schwimmer, who declined to provide more details.
Schwimmer, whose expansive portfolio is mostly in Brooklyn, told Crain’s on Monday that he had just closed on the Manhattan lot. But it’s unclear how much he paid for it as Department of Finance filings for the sale weren’t yet available and he declined to specify his purchase price.
The lot is a block from the renowned Hudson River Greenway—the busiest bikeway in the country—and sits within Community Board 4, which has set itself apart from many of its neighbors by supporting large numbers of new housing units, according to the Citizens Budget Commission. Between 2010 and 2019, the purely advisory civic panel approved 153.8 units of housing per 1,000 residents—more than six times the time period’s citywide average of 25.6, according to the watchdog group.
The architect of record, Shmuel Wieder of Brooklyn-based S. Wieder Architect, did not immediately respond to a request for comment.
